We offer a bespoke sales consultancy service.

We advise owners on how best to sell their Property, whether it is in London, a country house or estate. From the initial meeting and inspection of the Property we will research the market to find out what has been sold and at what price and by whom and we will then advise as to who is the best agent and the appropriate commission structure. We work with a number of experienced professionals, so we can also advise on appointing the relevant solicitor, if one is not already instructed, and home stagers if the Property needs better presentation. Many of our clients also ask us to negotiate on their behalf, as we have an enviable track record in securing the best outcome and this can be done for an additional fee.

Case Study One ~ Belgravia House:

We had been advising a family for many years and they decided to sell, however, given today’s challenging market a number of houses in the immediate area had been on the market for almost two years. We researched the market and found the two most pro-active agents who the clients interviewed and we then advised on the appropriate commission structure and the best solicitor to handle the transaction. We also advised on the presentation of the Property. The clients took our advice and sold at the price we recommended, whilst their neighbours’ houses remain unsold.

Case Study Two ~ Country House:

High profile clients of ours wanted to sell their country house and we advised them on the appropriate agent and also appointed a home staging team to help with the presentation. The clients wanted to be kept at arm’s length, so we negotiated on their behalf and secured a price £350,000 above the recommendation of the agent and we also had an overage clause inserted. Our clients were delighted with the outcome.

Case Study Three ~ Trophy House:

Due to tax implications clients decided to sell their trophy house and their advisers were concerned they wanted to appoint a ‘friend’ to handle the sale who wanted a seven figure commission, even though he had no track record at that price bracket or in that area. At this end of the market many transactions are private and we found a boutique agent who had been involved in six of the last ten transactions and we negotiated a fee structure at a third of the original quote! After three potential buyers were found at our recommended price our clients withdrew from the process, as they had decided to keep the house.
